Community Comparisons, Luxury Communities Gianni Sammarco November 3, 2026
Ascaya and MacDonald Highlands are two of the most distinctive luxury communities in Henderson, Nevada. Both feature dramatic hillside settings, custom-built estates, guard-gated access and panoramic Las Vegas Strip views.
The difference is architectural identity and lifestyle. Ascaya is built around contemporary design, custom homesites and a cohesive hillside aesthetic. MacDonald Highlands offers a more established setting, greater architectural variety and DragonRidge Country Club.
My take: if you want Henderson luxury with a full country club experience, MacDonald Highlands is the answer, and with a new Wolfgang Puck restaurant coming to the Four Seasons Private Residences, it's only getting better. If you want a modern architectural statement and plan to build, Ascaya is hard to beat.

Ascaya is known for striking contemporary estates set dramatically into the mountains. Its architectural approach emphasizes design quality, site planning and integration with the hillside.
Custom homes feature expansive glass, clean lines, natural materials, infinity-edge pools and indoor-outdoor living. For buyers who love contemporary architecture, Ascaya offers the most cohesive design environment in Henderson, and its homesites let you design a home around the land itself.
MacDonald Highlands offers a broader mix: contemporary custom estates, Mediterranean-inspired residences, transitional homes and established luxury properties. Some sections have mature landscaping and traditional architecture, while others feature striking modern estates positioned for panoramic views.
My perspective: Ascaya is the choice for buyers who want a contemporary architectural environment. MacDonald Highlands is for buyers who want more choice in design, age and character.
Golf is the clearest difference between the two.
MacDonald Highlands is home to DragonRidge Country Club, a private golf and social club with an 18-hole championship course, dining, fitness and recreation. Homes overlooking the course combine fairway, mountain and valley views. Membership is separate from homeownership.
Ascaya has no golf course. Instead, residents have a private clubhouse with fitness, swimming and gathering spaces.
For many Ascaya buyers, no golf isn't a compromise. It keeps the community centered on architecture, privacy and the desert landscape.
Ascaya was developed around custom homesites and architectural individuality. For buyers commissioning a significant contemporary residence, designing around an elevated homesite is the main attraction.
Hillside construction takes serious planning: grading, retaining walls, structural engineering, utilities, site access, architectural review and timelines. Bring your architect, builder and engineer in before you buy the land.
MacDonald Highlands also offers custom homesites, including elevated parcels with exceptional valley and Strip views. Because much of the community is built out, you can see the surrounding homes and neighborhood character before you commit.
The best homesite isn't necessarily the highest or the largest. It's the one that fits the architecture, privacy, views and outdoor space you want within your budget.
Both are known for dramatic valley views, and in both, the specific lot, elevation and orientation decide the view.
Ascaya's hillside setting delivers sweeping valley panoramas, and its contemporary homes are designed around them with large windows, terraces and outdoor entertaining spaces.
MacDonald Highlands offers the widest variety of view orientations: direct Strip panoramas, mountain scenery and golf course vistas.
If I had to name one street, it's Grand Rim Drive. I recently walked a new Blue Heron build there, and the Strip view is unlike anything else in the city. Homes like that are why certain homesites command substantial premiums.
When I evaluate a home in either community, I ask:
A spectacular view is part of a property's value, not a justification for any asking price.
MacDonald Highlands, by a wide margin. As the larger, more established community, it offers traditional estates, renovated luxury homes, newer contemporary residences and custom properties.
Ascaya has completed estates too, but its smaller inventory limits options at any given time. For buyers relocating on a deadline, that matters.
Both communities sit at the top of Henderson's luxury market. Pricing turns on lot size, architecture, elevation, views, construction, condition and inventory.
Ascaya's contemporary estates and premium homesites command substantial prices when exceptional architecture and location come together. MacDonald Highlands spans a broader range, from established luxury homes to extraordinary custom estates.
For high-net-worth buyers, the question isn't which community is more expensive. It's which property delivers the strongest combination of lifestyle, quality and value.
The Four Seasons Private Residences Las Vegas brings branded, hotel-level living to MacDonald Highlands: luxury residences, private amenities, residential services and a new Wolfgang Puck restaurant.
For buyers who want lock-and-leave ownership, it's a full-service alternative to a custom estate.
Ownership structure and tax planning belong with your attorney and CPA.
Both feature multimillion-dollar properties. MacDonald Highlands offers a broader range of resale homes, while Ascaya centers on contemporary custom estates and homesites.

MacDonald Highlands, with a larger established resale market. Ascaya's inventory is smaller and leans toward custom estates and homesites.
Yes. Henderson Executive Airport, which serves private jets, is a short drive from both.
Ascaya suits buyers who want a contemporary architectural retreat. MacDonald Highlands suits buyers who want private golf, more choice and the full-service Four Seasons Private Residences.
Ascaya and MacDonald Highlands are close enough to tour in one afternoon, and most buyers know which one fits after walking both. Whether you want a contemporary estate in Ascaya, a Strip-view residence in MacDonald Highlands or a homesite to build on, I'll show you the properties worth your time.
