A purchase agreement is a legal arrangement between you and the buyer, and the buyer's deposit is held in the closing agent's escrow account pending satisfaction of any contingencies. A couple of things that keep this stage moving cleanly:
Most buyers will have the property inspected by a licensed inspector within the agreed timeframe — sometimes bringing in specialists for the roof, HVAC, structure, pool, or other systems. If financing is involved, a licensed appraiser will confirm value on behalf of the lender.
A title company or attorney serves as closing agent, researching the property's full recorded history to certify the title is free of encumbrances by closing and that any new encumbrances are properly recorded.
A contingency is a condition that must be satisfied before the contract becomes fully binding — most commonly, a satisfactory inspection. The buyer will typically review financing, title reports, disclosures, and a range of inspections (roof, pest, pool, HVAC, and more) before those contingencies clear. When something comes up in that process, I'll help you respond objectively and in your best interest — whether that means addressing a repair or renegotiating terms.
I'll always recommend prioritizing buyers with a genuine pre-approval, approval letter, or written loan commitment over a bare pre-qualification. Once we're under contract, expect the lender's appraiser to review the property and confirm the agreed price is supported.
The day before or day of closing, the buyer will do a final walk-through to confirm the property matches what they agreed to purchase and nothing extra has been left behind.
I'll provide a checklist of the services and utilities to cancel or transfer once closing is complete.
If something comes up at the last minute — a repair, a delay on the buyer's financing — I've handled it before, and I'll handle it calmly if it happens on your sale.
The closing agent will provide a settlement statement summarizing the transaction, signed by the buyer, you, and the closing agent. If you can't attend in person, we'll arrange alternatives based on your situation. You'll coordinate keys and property information to be left for the buyer at closing.
