Deciding to Buy

For most people, buying a home is the biggest financial decision they'll ever make. For the buyers I work with — many of them relocating from out of state, some buying a primary residence for the first time in years, others adding to an investment portfolio — that decision comes with an added layer: unfamiliar terrain, a compressed timeline, and a market that moves differently than the one they left. Whether this is your first purchase or your fifth, it deserves the same careful approach.

Why Do You Want to Buy?

Are you relocating to Las Vegas for work, taxes, or lifestyle? Have you outgrown your current home, or are you ready to downsize? Are you building an investment portfolio, or looking for a second home you can enjoy a few months a year? Is a shorter commute or a specific school district driving the search? Getting clear on your "why" early helps me narrow the list of communities and properties to the ones that actually fit your life, rather than the ones that just fit a listing search.

Is the Timing Right?

Real estate is one of the more reliable ways to build equity, whether you're purchasing a primary residence, a rental property, or expanding a portfolio. If your income or circumstances have recently changed — a new role, a business sale, a move from a high-tax state — it's worth having a conversation early about what that changes for your buying power and your options in Las Vegas's luxury communities.

Preparing to Buy

Before we start touring properties, a little preparation goes a long way — especially if you're coordinating a purchase from out of state.

Get Your Documents in Order

Lenders will ask for a full financial picture to secure financing. It's worth assembling this early so nothing holds up an offer once you find the right property:

  • Financial statements
  • Bank account statements
  • Investment account statements
  • Credit card and auto loan information
  • Recent pay stubs
  • Tax returns for the past two years
  • Copies of leases for any investment properties
  • 401(k), life insurance, stock, bond, and mutual fund account information
Check Your Credit

Your credit profile has a real impact on what you can buy and at what price. I'd recommend checking in with an experienced lender before we start shopping, so we both know what you can comfortably afford. I work with a network of lenders who understand Nevada's market — including buyers relocating from other states — and I'm happy to make an introduction.

Hold Steady Financially

Once we're moving toward a purchase, it's not the time for a career change or a large new purchase. Approaching the transaction from a position of financial stability keeps financing straightforward and protects your offer.

Choosing the Right Agent

Buying in Las Vegas's luxury market means navigating competitive listings, HOA and title nuances specific to Nevada, and — for many of my clients — doing much of it remotely before relocating. Here's what I'd tell anyone evaluating an agent for this kind of purchase:

  • Look for full-time, local experience — someone who has closed transactions like yours, in the communities you're considering.
  • Ask how available they are, including evenings and weekends, particularly if you're coordinating across time zones.
  • Ask about credentials: are they current on market trends, financing structures, and the neighborhoods you care about?
  • Do they respond promptly? In this market, timing can be the difference between winning and losing a property.
  • Ask for references or a list of recent transactions.
  • Choose someone who listens first and sells second.

I've been a full-time agent in Las Vegas since 2004, and I'm a second-generation native — this is my hometown, not just my market. Get to Know the Areas

If you're local, take a drive through the neighborhoods and communities you're considering. If you're relocating, I'll walk you through the same thing remotely — video tours, neighborhood breakdowns, and honest comparisons between communities like Summerlin, The Ridges, and Ascaya, so you arrive with a real sense of where you want to be before we tour in person.

Narrow the List

Once we've identified a handful of properties that fit, I'll set up private showings — in person or, when needed, live video walkthroughs. We'll also talk through each property's long-term resale value, not just how it shows today.

Make Your Move

When you've found the property, I'll help you structure an offer that's competitive without overreaching — accounting for the true costs and carrying expenses of ownership, and positioning your offer to stand out if there's competition.

Escrow, Inspections & Appraisals

The Initial Agreement and Deposit

A purchase agreement is a legal arrangement between you and the seller. A few things that keep this stage moving smoothly:

  • Get everything in writing. I'll make sure every verbal agreement, counter, and addendum is documented and signed by both parties, and that you have copies of everything as we go.
  • Stay on schedule. Once your offer is accepted, we'll be working against a defined timeline. I'll keep you updated at every stage so you always know what's next — even if you're managing this from out of state.
The Closing Agent

A title company or attorney will act as the closing agent, holding your deposit in escrow and confirming the property's title is clear of encumbrances before closing. They'll also flag any recorded easements, encroachments, or use restrictions tied to the property.

How to Hold Title

How you hold title has real legal, estate, and tax implications — particularly if you're relocating from another state. I'd recommend a conversation with an attorney or tax advisor before closing, and I'm glad to connect you with ones I trust.

Inspections

Once your offer is accepted, a licensed inspector will need to review the property within the agreed timeframe. For larger or more complex properties, it's common to bring in specialists for the roof, HVAC, structure, or pool/spa systems. From there, either the contingencies clear and we move toward closing, or the findings open a renegotiation of terms.

Appraisal and Lending

Stay in close contact with your lender throughout this stage. If financing is part of the deal, a licensed appraiser will confirm the property's value on behalf of the lender. About two weeks out from closing, I'll check in with your lender directly to confirm everything is on track.

HOA and Association Approval

Many of the communities I work in — gated and guard-gated neighborhoods in particular — require association approval. I'll help you get the paperwork and fees submitted promptly, schedule any required interview, and make sure your approval letter is ready for the closing table.

Property Insurance

Your lender will require a minimum level of insurance on the property. A few ways to manage the cost:

  • Consider a higher deductible — even a modest increase can meaningfully lower your premium.
  • Ask about discounts for security systems, smoke detectors, or fire-retardant materials.
  • Insure the structure, not the land beneath it — land value shouldn't factor into your coverage amount.

I can also recommend insurance agents who know Nevada's luxury market well.

Moving In

Final Walk-Through

The day before or day of closing, we'll do a final walk-through to confirm the property is in the condition you expect and everything included in the sale is still there.

Utilities and Home Services

I'll provide a list of the utilities and service providers you'll need to set up so everything's active when you arrive.

If Something Comes Up

Last-minute issues happen — a repair, a scheduling conflict, a document that needs re-signing. I've handled these before and I'll handle them calmly if they come up for you.

Closing Day

The closing agent will provide a settlement statement detailing the transaction, which you, the seller, and the closing agent will all sign. If you can't attend in person, we can arrange alternatives depending on your circumstances. The seller will leave keys and property information for you to receive at closing.
